Free Radon Test

Many U.S. homes have elevated radon levels. In Colorado, elevated radon is widespread, with most homes borderline or over EPA guidelines. Since we strongly support Family Health, we INCLUDE  radon measurement at no additional cost. Radon kills over 10,000 Americans per year- it's easy to mitigate, but you need to make an informed decision about your radon exposure. We will conduct a 48 hour radon measurement, but the EPA also reccomends a three month follow-up self test available at City Hall.

Condos and Rentals

We have specific expertise in Condo and rental property inspections: Since condominiums, it's important to evaluate influence from neighbor units. Rentals have been a great investment on the Front Range, but it's critical to aquire a property without big-ticket maintenance issues like roofs and HVAC. A thourough inspection will asist in your ROI anaylisis. Mountain recreation properties also come with a host of specidific issues.

Is a Radon Test Required?

Some Lenders might make it a requirement, but it's usually optional for the Buyer. In Colorado, it is a good idea to test for radon in every home. Every rock on Earth has some level of radioactivity, and in Colorado, home of the "Rocky Mountains", it is especially true! There are a variety of methods to check radon levels in a home, with the EPA recommending a long term test of 3-12 months for an accurate assessment.
Radon levels can fluctuate dramatically hourly, daily and seasonally with factors including Winter vs. Summer, windows and doors being open, ceiling fans running and windy weather. It is a common real estate practice in Colorado to order a 48-hour test, but this only offers a "snapshot" of the radon levels at that specific time window.
Short term tests can be subject to inaccuracies because the test area is often out of the Inpector's control.
